We have a well established and profitable business that currently leases space in a strip mall. This strip mall is in the process of being bought out by a developer. who plans to tear down the current building to put up a mixed use condo development. They are now sending out offers to buyout the current tenant leases. We currently have 7 years left on our lease. My question is how can we determine the current value of our lease? Is their a formula that can be used (moving costs, loss of business costs, difference in our current negotiated premium lease rate and comparable lease rates in the area for the time left on our lease, etc…). Also, since the new development has the backing of the city, how can Eminent domain come into play? and if this would go to court, how would the courts determine "fair value" for a buyout? I know a good real estate lawyer is a must, but I am hoping that someone here may have gone through something similar and can answer.

Here’s my guess, but real estate attorney is definitely a must:
(1) Get quote on moving costs to business in area. If a retail business, estimate marketing costs to reach customers and local population to inform them of new location. Estimate reasonable lost business net profits for the time period (couple months?) where people are acclimating to the new location. Add this together to get one sum.
(2) Get quotes on lease to equivalent space (square footage, parking, lease conditions, location of course). If utilities and other expenses are more, make sure you add the increases (from current expenses) as well. Subtract from current monthly lease payment, and let’s call this monthly operating expense differential. Then calculate the present value of this figure for the months remaining in lease, say at 3%.
(3) Add sum (1) and (2), plus attorney costs. You may be able to charge more or less depending on situation with fellow tenants, market conditions, etc.
I currently have paid for a premium subscription through Freewebs (which also came with a free domain name). There is a fee for privacy protection that you should pay for when activating your domain name, but you can ONLY pay via credit card (which makes me leery.)
My question is, is there a reliable website that offers a domain name that is, well "compatible" with my freewebs (i.e.: I can easily use the domain name on my freewebs website)? This also meaning I do not HAVE to pay via credit card.
OR has anyone bought something through Freewebs with a credit card? I’d like to know if they’re COMPLETELY reliable.

GoDaddy.com is the most popular of all those domain and hosting companies, along with the cheapest, with standard .COMs at $10.50 a year, compared to Webs $19.95/year. If I am correct, you do not have to pay with a credit card on GoDaddy, though I am not sure. Also, you could purchase a domain from GoDaddy and transfer it to Webs, meaning you’re pretty much giving authorization of the domain to your Webs account. But, ICANN (part of all that domain stuff) requires a $0.18/year fee and restricts you from transferring a domain before waiting 60 days after purchasing the domain. This is the same no matter who you buy a domain from.
So, there are multiple options:
1: Purchase a (or receive your free) domain from Webs (Freewebs).
Pros: Easy, and if I understand it right, Free
Cons: Use a credit card, and if you have to pay, Expensive
2: Purchase a GoDaddy domain and transfer it to Webs
Pros: Cheap, No credit card (maybe), More trustworthy
Cons: Complex, and if the webs domain is free, Costs something
3: Forget Webs and create and host you site and domain with GoDaddy
Pros: Makes things much easier, Makes most sense
Cons: Expensive (for the hosting and such), And you’d have to ditch Webs completely.
I wouldn’t worry about the credit card thing, as I’ve used Webs before and have been fine with purchasing things with credit cards. I myself would use GoDaddy, but you have to remember I’m saying that because that’s what I use. If you don’t think you’re that tech savvy and you just want to create a simple site, go with option 1. If you want the cheapest and most complex option, go with option 2. If you want a cheaper but not as simple option, go with option 3.
